Each listing is going to have pros and cons, so it’s a good idea to have some guidelines and priorities in mind before you even begin your search. How many bedrooms? What cooking facilities? Will you be eating out lots or will you need a full kitchen? Do you have any accessibility needs? A parking space? If you are travelling with children, is there a proper bedroom for your kids? Is there a specific area of a city you’d like to stay in? Do you want outdoor space?

Then look at the location description in the listing and that will give you an idea about what to expect and might help you to refine your search. This is also a great way to save some money if you are willing to move slightly out of a popular area, the price will drop.

Find a verified listing and Superhosts

Superhosts are people who Airbnb has identified as providing outstanding hospitality. To be a superhost you have to have hosted at least 10 people, have an average of 4.8 or above for reviews, a 90% response rate and a less than 1% cancellation rate. 

Read the reviews

Like you would with any property, service or restaurant. It’s important to read the reviews of other guests. If you encounter a negative review, be sure to consider what’s motivating the guest to write it and whether or not those circumstances might apply to you. Often, a new listing won’t have many (or any) reviews, but you can check reviews of the host if they have multiple listings. 

Thoroughly read the listing

Each listing has a section called ‘Things to know’, which details the house rules, including the check-in and out policies, whether children, infants and pets are allowed, and any other specific rules for the property. It’s really important to check this section, so you don’t get any unwelcome surprises.
